An inspection is the cheapest part of nearly every pest problem. Termite damage, rodent activity and crawlspace moisture all develop quietly, and by the time they are obvious from the living room the repair bill has usually grown considerably. Looking early costs you an hour.

We inspect for owners who suspect something, for buyers who want to know what they are taking on, and for sellers who would rather find out now than during a contract.

What we look at

• Crawlspace or slab perimeter — moisture, drainage, standing water, vapor barrier condition
• Structural wood: joists, sill plates, subfloor, piers and framing, including wood in contact with soil
• Evidence of termites and other wood-destroying insects, including mud tubes and damaged wood
• Rodent activity: droppings, runs, nesting material and entry points
• Attic and roofline access points, soffits, vents and gaps
• Exterior conditions working against you — grading, gutters, vegetation, firewood against the house

What you get

A straight answer about what we found and what it means, in plain language. If something needs doing, you get a clear quote before any work begins. If nothing needs doing, we will tell you that, and there is no charge for having looked.

We are owner-operated, which matters here more than it might sound. The person inspecting your property is the person accountable for the recommendation, and there is no incentive structure pushing services you do not need.

Buying or selling in Middle Georgia

Termites are established throughout this region, and crawlspace moisture is close to universal in older housing stock. Both turn up in transactions regularly. Whether you are the buyer wanting to understand a property or the seller wanting no surprises, it is worth knowing before the negotiation rather than during it.

Annual checks

For properties in Middle Georgia, an annual look at the crawlspace and structural wood is a reasonable habit — the same logic as servicing a heating system. Most of what we find early is inexpensive to address. Most of what gets found late is not.
