Crawlspace Care

A Middle Georgia crawlspace — under a house or a small commercial building — spends much of the year humid. Warm outside air moves through foundation vents, meets cooler surfaces underneath the house, and condenses. Add red clay soil that holds water and drains slowly, and you have a space that stays damp for months at a time.

That matters upstairs as well as down. A meaningful share of the air in your living space is drawn up from the crawlspace, so damp, musty air below becomes damp, musty air in the rooms above — along with whatever else is down there.

What a neglected crawlspace leads to

• Wood rot and fungal growth on joists, subfloor and sill plates
• Conditions that suit termites, roaches and rodents far better than dry ones
• Musty smells that keep returning no matter how much you clean upstairs
• Insulation that absorbs moisture, sags and falls away from the subfloor
• Floors that feel cold, soft or uneven
• Higher cooling costs from humid air the system has to work against

What the work involves

Clearing it out

Old debris, construction leftovers, fallen insulation and previous failed barriers come out first. Plenty of crawlspaces around here still hold torn plastic from decades ago that is doing nothing but trapping dirt.

Vapor barrier

Heavy-duty sheeting across the ground, properly overlapped and run up the foundation walls and piers, so moisture in the soil stops evaporating into the space. This alone changes the character of most crawlspaces.

Sealing and encapsulation

For a full encapsulation, vents are sealed and the space becomes a conditioned part of the building envelope rather than an opening to the outdoors. We will tell you whether your crawlspace genuinely warrants full encapsulation or whether a barrier and drainage work gets you most of the way for considerably less.

Managing what remains

Where a space still holds humidity after sealing, dehumidification keeps it stable. We would rather solve the moisture source first and add equipment second — see our moisture control work for the drainage and grading side of it.
